Life in Bonita Isle
Established in 1984, Bonita Isle is a small gated community of 118 single-family homes within the larger Lakes of Sherbrooke community located in Palm Beach County, Florida. Our postal city of record is Lake Worth although our community rests approximately five miles west of Lake Worth proper, in quiet unincorporated Palm Beach County.
Bonita Isle was designed to offer its residents a quiet, peaceful, low-traffic community. In the 30-plus years that Bonita Isle has been around, it remains true to its designer's vision. Many of our residents proclaim they found the "perfect home" when they tour and buy in Bonita Isle.
The Lakes of Sherbrooke outside Bonita Isle is not gated. e.g. Bonita Isle is a gated enclave within The Lakes of Sherbrooke. The unmanned gate is controlled with a small transmitter and/or card keys provided to residents, and there's an intercom call box for guests and other non-residents to request access. There's video cameras trained on the gate, so we have a record of all vehicles entering Bonita Isle. Since Bonita Isle is an island with only a gated-access land bridge, access to the community is pretty limited. It's surrounded by water!
One of our best amenities is community-wide landscaping. Lawns are mowed and clippings removed, bushes and hedges are trimmed, and up to three front-yard palm trees are pruned by a professional landscaping crew all year 'round. There's no need to own, store, and maintain heavy lawn equipment living in our community. That's a huge benefit.
Approximately three-quarters of the homes are on premium lake-front lots, have beautiful views, and many have docks. Residents may park a small boat at their dock or a neighbor's dock with their permission. No gasoline-powered water craft allowed -- only row boats (canoe, kayak, etc.) and boats with electric motors are permissible.
Bonita Isle, like many communities, has a set of governing documents, a/k/a covenant or deed restrictions. The Lakes of Sherbrooke master community has governing documents as well. e.g. Parking rules, architectural modifications, etc. Bonita Isle documents supercede Lakes of Sherbrooke in conflict cases where the BI document is more restrictive.
Bonita Isle has a strong home owners association in order to provide a stable and predictable environment to its residents and to preserve and protect property values. This is why Bonita Isle looks as good today as it did 30+ years ago when it was built. Driving through Bonita Isle, you won't see any decrepit homes, overgrown yards, dilapidated vehicles, trash, or other eyesores. Residents take care of their homes and as a result Bonita Isle is an attractive, well-maintained, and desirable place to live.
And when it comes time to sell your home, you can be assured that your home will sell for as much as the market and economy will permit at the time -- with no fear of price depression due to an unkempt neighborhood.
